Oahu Neighborhoods Guide: Where to Buy a Home on Oahu (2026)

This Oahu neighborhoods guide walks through the main areas where homes are bought and sold on the island, described by facts: the kind of homes, roughly when they were built, how the land is held, and where they sit between the mountains and the ocean. I am Devin Hammack with Island Homes Oahu, and this is the overview I give buyers before we tour.

I do not rank areas. The right fit depends on what you want in a home and where your day takes you, and only you can weigh that. I can give you the facts and the tools to check them.

Quick answer

Oahu areas differ mostly in housing type, age of construction, land tenure (fee simple or leasehold), association rules and flood zone. For each home, check the flood map, confirm tenure, read the association documents, confirm VA or FHA approval if you need it, and drive the route at the hour you would really travel.

How to Use This Oahu Neighborhoods Guide

The areas below run roughly west to east, then over the Koolau range to the windward side and up to the North Shore. The order is geography only. Each section covers where the area sits, common housing types, age of construction where it is known, and what to check before an offer.

I left out prices, fees and drive times on purpose. They change constantly and vary street by street. When you want current numbers for a building, I pull them from the MLS.

Oahu Regions at a Glance

Oahu has two mountain ranges: the Waianae range on the west and the Koolau range on the east, with the central plateau between them. The south shore holds Pearl Harbor and urban Honolulu. The windward side sits beyond the Koolau, reached by the Pali Highway, the Likelike Highway and the H-3. The leeward side is the west and southwest, including the Ewa plain.

Ewa Beach

Ewa Beach sits on the leeward Ewa plain, west of the Pearl Harbor entrance. Much of the land was sugar plantation, and older plantation era homes near Ewa Villages sit alongside later master planned subdivisions such as Ewa by Gentry and Ocean Pointe.

Most homes for sale are single family homes and townhomes, some sold under a condominium property regime (CPR). Many subdivisions have an association, so ask for the rules and budget early. Homes near the shoreline need a flood map check.

Kapolei

Kapolei is west of Ewa Beach on the same plain and was planned as Oahu’s second city, with government offices and business areas alongside residential subdivisions. Ko Olina is at the west end. Much of the housing was built in recent decades, and new construction continues.

Hoopili, a D.R. Horton master planned community, is one example. Some releases, like Nanahea at Hoopili, are detached homes sold as condominiums, which means a condo questionnaire during the loan and association fees. Skyline rail has a station at Keoneae near UH West Oahu; check the current route on the City and County of Honolulu Skyline page.

Waipahu and Royal Kunia

Waipahu is a former sugar mill town between Pearl City and the Ewa plain. It has older single family homes on smaller lots, walk-up condos and townhome projects. Royal Kunia and Village Park sit on the slopes above and are mostly single family homes and townhomes built later.

With older homes, have the roof, plumbing, electrical and any additions checked against the permit record. Browse Waipahu homes for sale.

Mililani

Mililani is on the central plateau between the Waianae and Koolau ranges, along the H-2 freeway. It was built as a master planned town starting in the late 1960s, with Mililani Mauka developed later on the mauka (mountain) side of the H-2. Most homes are single family and townhomes, with some condos.

Wahiawa

Wahiawa sits in the middle of the central plateau, around Lake Wilson, next to Schofield Barracks and Wheeler Army Airfield. Much of the housing is older single family homes, with some condos. Check the permit history on older homes. Wahiawa listings are in the Central Oahu home search.

Pearl City and Aiea

Pearl City and Aiea sit on the ridges and valleys above Pearl Harbor, along the H-1 and Kamehameha Highway. Single family homes run up the ridges, and condos and townhomes are more common near Kamehameha Highway and Pearlridge. Skyline rail has stations in the area, including Kalauao near Pearlridge and the Aloha Stadium station.

Hillside lots can bring retaining wall and drainage questions, so read the disclosure closely. Check VA and FHA approval early on condos. Browse Pearl City homes for sale and Aiea homes for sale.

Honolulu Urban Core

The urban core runs from Downtown and Kakaako through Ala Moana, Makiki, Moiliili and Waikiki. Most homes for sale here are condos: high-rise towers, older concrete mid-rises and walk-ups. Kakaako has many newer towers, while much of Waikiki and Makiki is older construction. Some Waikiki buildings are condo hotels with their own use rules.

Every building has its own association, reserves and house rules, and some units are leasehold. Check tenure (see leasehold vs. fee simple on Oahu), read the association documents, and confirm the building’s status on the VA condo report or the HUD FHA condo lookup if you need either loan. Hawaii Kai

Hawaii Kai is in East Honolulu, between Koko Head and the Koolau ridges. It was developed starting in the early 1960s on land leased from Bishop Estate, around a marina dredged from Kuapa Pond, so it has a mix of marina and canal front homes, valley and ridge single family homes, townhomes and condos.

Check two things. Tenure: parts of Hawaii Kai have been leasehold, so confirm it on every listing. Flood zone: the City’s Department of Planning and Permitting lists East Honolulu among the areas most affected by the updated FEMA maps that took effect June 10, 2026. Kailua

Kailua is on the windward side, across the Koolau range from Honolulu, reached by the Pali Highway or the H-3. Much of the housing is older single family homes on flat land near the coast and around Kawainui Marsh, with some condos and townhomes. Low lying parcels near the ocean, streams and the marsh should get a flood map check.

Look closely at the roof, termite history and any unpermitted additions on older homes. Kailua listings are in the Windward Coast home search.

Kaneohe

Kaneohe sits along Kaneohe Bay at the base of the Koolau, reached by the Likelike Highway, the H-3 and Kahekili Highway. Housing is a mix of single family homes, townhomes and condos, built over many decades. Marine Corps Base Hawaii is on the Mokapu Peninsula at the edge of the bay.

The City names Kaneohe among the areas most affected by the June 2026 flood map update, so check the current map on every address. With condos, confirm VA or FHA approval early. See current Kaneohe homes for sale.

North Shore

The North Shore runs from Waialua and Haleiwa past Sunset Beach. It is rural, with single family homes, larger lots, agricultural land and few condos.

On agricultural or coastal parcels, check zoning, shoreline setbacks and the flood zone. Ask whether the home is on sewer, septic or a cesspool, and have that system inspected. Browse North Shore homes for sale.

Flood Zones on Oahu: Check Every Address

FEMA released updated Flood Insurance Rate Maps for Oahu after a study that ran from 2019 to 2024, and the new maps became effective on June 10, 2026, according to the Honolulu Department of Planning and Permitting. The update added many streams not studied before, so a home outside a flood zone a few years ago may be inside one now.

Homes in a Special Flood Hazard Area (zones such as A, AE, AO, V and VE) may need flood insurance if you have a mortgage, and permits there follow extra rules. To check an address:

  1. Search the address on the FEMA Flood Map Service Center.
  2. Cross check it on the State of Hawaii Flood Hazard Assessment Tool.
  3. Ask your insurance agent for a flood quote during your inspection period, not after closing.

Fee Simple, Leasehold and Condo Regimes

Fee simple means you own the home and the land. Leasehold means you own the home or unit but lease the land for a set term and pay lease rent. The years left on the lease affect which loans work. My post on leasehold vs. fee simple on Oahu covers the details.

A condominium property regime is a legal structure, not a building type. On Oahu it covers high-rise condos, townhomes and some detached homes, each with an association, declaration, bylaws and budget. The Hawaii Real Estate Branch oversees condo registration. How to Compare Areas Yourself

Here is how I suggest buyers compare areas on their own terms:

  1. Tour in person. See homes in two or three areas on the same day and compare side by side.
  2. Drive the route at your own commute time. Go on a weekday at the hour you would really leave, or ride Skyline or TheBus if that is your plan.
  3. Check the flood zone on each address with the FEMA and State tools above.
  4. Confirm tenure. Fee simple or leasehold is on the listing and the title report. If leasehold, find out how many years remain.
  5. Read the association documents. Budget, reserve study, minutes, house rules and special assessments, for every association that applies. Look up the property on the City and County of Honolulu Real Property Assessment site too.
  6. Confirm VA or FHA approval for any condo project if you plan to use one of those loans.

Buying on Military Orders

Joint Base Pearl Harbor-Hickam is on Pearl Harbor on the south shore. Schofield Barracks and Wheeler Army Airfield are on the central plateau near Wahiawa; U.S. Army Garrison Hawaii is headquartered at Wheeler, according to the U.S. Army Garrison Hawaii. Marine Corps Base Hawaii is on the Mokapu Peninsula on the windward side.

How do I check a home’s flood zone on Oahu?

Look up the address on the FEMA Flood Map Service Center or the State of Hawaii Flood Hazard Assessment Tool. Updated FEMA maps for Oahu took effect June 10, 2026, so check the current map even if an older listing said otherwise.

What is leasehold on Oahu?

With leasehold you buy the home or unit but lease the land under it for a set term and pay lease rent. With fee simple you own the land too. The years left on the lease affect which loans are available.

Can a single family home on Oahu be a condo?
