What it is actually like to live on the Windward Coast
The windward side runs from Waimanalo up through Kailua and Kaneohe and on to Laie. It is the green side of the island, the trade winds come ashore here first, and the beaches are the ones people picture when they picture Hawaii.
Kailua is the anchor: a real town with a walkable center, excellent beaches and some of the strongest demand on the island. Waimanalo to the south is more rural and more affordable with larger lots. North of Kaneohe, Kahaluu, Punaluu and Hauula get progressively more remote and less expensive, out to Laie with the university community.

People who want to be near the water and are willing to commute for it, families who value the small town feel of Kailua, and anyone stationed at Marine Corps Base Hawaii.
The honest trade off
Kailua is expensive and has been for a long time. The rest of the windward side is more affordable but the commute grows quickly the further north you go, and there is one main road. Rain is a real factor, and homes at the base of the Koolaus get considerably more of it than the listing photos suggest.
Some low lying windward properties sit in flood zones. Check the designation and get an insurance quote before you are emotionally committed, not after.
